Abraham Hidary's Hidrock Realty won the 100,000-square-foot office property at 960 Sixth Avenue in Herald Square this week in a long-expected foreclosure auction nearly eight months after his company bought a defaulted senior mortgage on the property for about $40 million.While Hidrock has been operating the building for months now, taking title removes ambiguity about ownership.Midtown-based real estate owner and brokerage Hidrock won the property at the scheduled auction at New York State Supreme Court in Lower Manhattan Wednesday. Hidary, president of Hidrock, is considering a variety of options for the 16-story property located between 35th and 36th streets, now vacant except for one office tenant on the second floor. It also includes 5,200 square feet of retail, which is also vacant.

Mount Sinai Medical Center and St. Luke's-Roosevelt Hospital Center are entering into short-term leases with the bankrupt Saint Vincent Catholic Medical Centers for clinic space at its O'Toole Building on Seventh Avenue, between 12th and 13th streets, in the West Village. The lease agreements provide for a fixed rent of $26.15 per square foot annually, plus operating expenses of $36.26 per square foot, Crain's reported.

Luis Zaruma, 36, a construction foreman from Williamsburg, plummeted to his death yesterday, according to the Daily News. Zaruma, who worked for Roth Metal Works, fell from the fifth story of a residential building under construction on Bedford Avenue in Clinton Hill around 3:40 p.m. NYPD officials said the cause of the accident was under investigation, but a Department of Buildings spokesperson said Zaruma "was not wearing a safety harness."

The high-profile departure of the four top investment sales brokers from Cushman & Wakefield to Jones Lang LaSalle made headlines earlier this month, but the beleaguered company was able to hold on to two key background players at the last minute, insiders said. The
Cushman team led by brokers Richard Baxter, Scott Latham, Yoron (Ron) Cohen and Jon Caplan, took most of their junior associates and support staff that make up the 11 people that jumped ship earlier this month. It was the second blow for the firm in eight months and leaves it with a skeletal presence in New York City, brokers said. But Cushman was able to convince two key members of the investment group, broker Helen Hwang, and project manager Karen Wiedenmann, to stay. Both were among the most senior members of the team, focusing on institutional transactions.

One of the key attractions of the Federal Housing Administration home mortgage financing is going, going -- but not quite gone. Sellers and buyers who move fast can still make the most of it. Sometime this summer, FHA plans to slash maximum "seller concessions" from 6 percent of the home price to 3 percent. Seller concession rules allow buyers to look to the property seller to pay for a variety of services and taxes connected with the transaction -- loan origination and local transfer fees, appraisals, inspections, closing and escrow costs among others -- though not the down payment. Say you're buying a $200,000 house. If you are using FHA financing under current rules, you can structure the contract so that the seller agrees to pay all closing costs and even some repairs the house needs at settlement, up to 6 percent of the price or $12,000. On a $400,000 house, allowable concessions go to $24,000. That's huge, especially if you have to struggle to come up with a 3.5 percent down payment and you're not sure where you'll find the closing and repair money.

Chris Kentis and Laura Lau, the husband-and-wife team who wrote and directed the psychological thriller “Open Water,” have put their Park Slope brownstone on the market, with an asking price of $3.1 million, according to the New York Times. “One problem with brownstones is they’re sort of dark in the middle,” said Hal Lehrman, a principal broker of Brooklyn Properties, which has the listing. “But they’ve put these amazing skylights on the top floor, and the floors of the stairwells are frosted glass, so light pours straight through to the parlor floor.”

A 42,000-square-foot private college just opened on the 16th floor of 25 Broadway in the Financial District, the Downtown Express reported. The Albany-based Mildred Elley college, offering two-year health sciences and nursing programs, opened Monday as a result of a recession-induced demand for new career training, said college administrators. The Empire Education Corporation shelled out $2.5 million for the space to accommodate the 105 students who enrolled this week.

At a time when luxury condominium developments are as rare as celebrity-studded launch parties, a real estate company known for its rental business tweaked its business plan to create one.
Stonehenge Partners, which owns and manages 16 rental buildings in Manhattan, is in the process of converting a 17th rental building into the Merritt House condo, a 10-story red-brick mid-block building at 167 East 82nd Street between Third and Lexington avenues.
The building, which dates to 1929, has 38 units, 25 of which will become, or have become, condos by adding white wood cabinets and Miele refrigerators and losing their maid’s rooms to allow for expansive kitchens.

Connie Stevens and the Park Millenium
The Park Millenium penthouse belonging to Connie Stevens, a star in the TV detective series "Hawaiian Eye," has gone into contract, according to the New York Times. The 54th-floor apartment, at 101 West 67th Street, has three bedrooms and is 2,500 square feet. While the contract price was not disclosed, its last listing price was $8.2 million. The apartment is listed with Peter Costas, Bernie Rubin and Robin Liftman of Prudential Douglas Elliman. The apartment, which features sweeping views from its floor-to-ceiling windows, just went into contract, though it had been listed on the market for several months last year.

From the May issue: It must have been a bad dream, yet it was only 12 months ago that owners of apartment buildings and condos were pulling their hair out trying to figure out how to induce shoppers to rent or purchase. Landlords offered concessions of up to three months of free rent to entice tenants to sign a lease. Brokerage fees were paid by some landlords, and that wasn't all: American Express gift cards; breakfast, lunch and dinner with cocktails; health club memberships, and even transportation to subway stops and office buildings. It was also common to offer incentives to retain existing tenants, including rent reductions of 10 to 30 percent.

Congress is pushing for legislation designed to curb abusive lending practices that lured people into ill-suited loans prone to
foreclosure, the Washington Post reported. The main goal is to align the financial incentives of lenders with the financial well-being of consumers. The provisions would change the way loan officers are compensated and hold lenders responsible for their loans, by requiring them to extend mortgages only to borrowers who can repay them and limit penalties for those who pay off their loans early. "It would have been unthinkable to get through financial reform without addressing the mortgage market because this is why we are in the mess we're in," said Julia Gordon, senior policy counsel at the Center for Responsible Lending, which supports the provisions.

With construction set to begin this summer on the first stages of the South Bronx Greenway, more details of the neighborhood improvement initiative have emerged. Among the upgrades planned are 12 acres of waterfront space opened up and 8.5 miles of so-called "green streets" that will feature heightened pedestrian and bicyclist safety measures, including mandatory no-truck-route regulations. Also in the works is a bicycle path connector between the South Bronx and Manhattan through Randall's Island, set to begin construction next fall.

Overall construction spending in New York City hit $26.7 billion in 2009, down 8 percent from the amount spent a year earlier, according to a report released today by the New York Building Congress. Construction employment also dropped between 2008 and 2009, declining 8.4 percent to 120,400 jobs. Residential construction spending reflected the greatest drop in year-over-year activity, dipping to a total of $2.5 billion spent, down from $6.3 billion the year before. Commercial construction spending totaled $8.7 billion, up from $7.4 billion in 2008.
