There are about 50 active sales priced from 685K to 3.85M with an average price per square foot of $1100 with reasonable room to negotiate, making 20 PINE a very very sweet buy.
Not so far in our recent past, lower Manhattan primarily housed tired commercial properties where the financial movers and shakers made greenback from 8-4 and Wall Street all but shut down completely after hours. Happy tourist snapped photos of the gorgeous New York Stock Exchange building, walking along pedestrian cobble stone roads and marveled at the amazing architecture on every corner, every turn of every hidden little alley and street. Today, this neighborhood is still visited daily for it's incredible history and beauty but after several years of revitalization via conversion from Commercial to Residential properties and complete ground up construction and enticing tax abatements, a predominant air of change is marvelously obvious and waiting to be embraced and consumed.
From the most exclusive International retailers like HERMES, TIFFANY and CANALI to renowned restaurants like CIPRIANI, SHO and BOBBY VAN'S, to the rich, the not so rich, the famous, the not so famous, the dreamers, artist, and all the little families who saw vast and unending opportunity, The Financial District is home sweet home. And believe me first hand, it is very very sweet.
Why so sweet? The following buildings are my picks and favorite Condominiums in Financial District, each one offering the lap of luxury, contemporary conveniences, amazing amenities, charm and unending value.

Rare Opportunity for a BROWNSTONE IN THE HEART OF WILLIAMSBURG ON BEDFORD AVE – Great Investment!

Williamsburg Brownstone for Sale
http://www.nestseekers.com/22537/williamsburg-brooklyn-williamsburg-brooklyn-brownstone-for-sale-in
A Great Investment or to live in. Tenants in place.Good rents
Williamsburg Brownstone/Townhouse for Sale.
Williamsburg Brownstone Specialist.
Other Brownstone/Townhouses properties available.
RARE HISTORIC TOWNHOUSE IN PRIME NORTHSIDE -
This townhouse is located in the absolute most prime part of the Northside of Williamsburg, between North 8th and North 9th Streets, a 1 block walk to the first stop on the L train.
The building is brick and is built 20 feet wide by 35 feet deep (plus a 10 foot extension on the first two floors). The lot is 20 feet wide by 100 feet deep.
The building is a 3 family built on 4 stories, plus a large, dry basement, making 5 stories total. It is zoned as a residential 3 family.Floors 1 and 2 are a single apartment (a duplex), plus the garden. Each floor is about 800 square feet. The 3rd and 4th floor are each separate apartments. They are each about 700 square feet--each might be considered to be a 1 bedroom plus office. The basement is very large, and dry, and provides a huge amount of storage space. It could be made a triplex with the lower duplex, and thus provide even more living space.
Thus the total square footage for the building is approx. 3,000 square feet above ground, plus appox. 700 additional square feet in the basement, or 3,700 square feet total. And since the building boasts a 100 foot deep lot, the zoning would allow you to build an extension of an additional approximate 1,000 square feet. The yard is 65 feet deep, and one of the largest and most private in all of Brooklyn. It is currently planted with a fruit orchard, and also has mature rasberries, blueberries and grapes.
There is no rent stabilization. The apartments are all free market.
The building can be delivered vacant. The owner currently lives in the duplex, which includes the garden and the additional basement.
The market rent for this unit is estimated to be anywhere between $5,000 and $7,500On floors 3 and 4, the current rents are $2,700 and $2,700, for a total current income of $5,400 a month (both apartments are identical, except one has tin ceilings).
Tenants pay for their own gas and electric bills (separate meters). Thus the total approximate market rent for the building ranges from approximately $10,500 (conservative) to $13,500 (best case) depending on when you rent the units and the luck of the market at that moment in time.
This does not include any additional potential rental income for film and fashion shoots. Many TV shows film in Williamsburg (many have approached me and scouted this building) and Bedford Avenue is a convenient place for trucks to park and thus shoot. Given that they can pay up to $3,000 per day, the additional potential income is strong.
The units are currently occupied, but the building can either be delivered vacant or with the tenants in place. It is incredibly easy to rent here, because of the location.
The tenant apartments are absolutely charming boasting clawfoot tubs, original 42 sinks, stainless steel appliances, wide-plank hardwood floors, french doors, new windows and the last time one rented the competition to rent was fierce.
The building expenses are low. Monthly, taxes are approximately $200, insurance is approximately $300, water is approximately $40, and heat prorates to approximately $500.
Each unit pays individually for its own electric and gas.4 years of renovation on this building, so all 5 stories are now in excellent condition.
The roof is also new.Historic townhouses like this in the Northside of Williamsburg rarely come on the market. The previous owner held this for 78 years before selling.

While Labor Day weekend on the East End can present many hazards -- traffic jams and crowded beaches, for starters -- the specter of Hurricane Earl has presented an array of additional problems, especially for agents trying to squeeze in as many showings as possible during the last weekend of the summer. "Flying furniture," in particular, is a major concern, said Judi Desiderio, CEO of East End-based Town & Country real estate. "You could literally have lounge chairs up in the air and in the pool," Desiderio said. "That's a biggie, especially if you're showing a property on the water.” But out of town buyers are often unaware of the dangers inclement weather present in the Hamptons, Desiderio said. [more]
Priciest, cheapest units to hit the market
September 3rd, 2010
Posted in Apartments Brooklyn, Apartments New York, Manhattan Apartments News, New York Apartments, New York Real Estate News, News

From left: 88 Central Park West and 516 East 78th Street
The priciest Manhattan home to hit the market this week is an eight-bedroom co-op in the Brentmore, at 88 Central Park West in Lincoln Square, according to Streeteasy.com. As The Real Deal first reported, the 14-room, two-floor residence, on the market for $25 million, belongs to heiress Laurie Tisch, who is moving to the 834 Fifth Avenue co-op she bought last year for $29 million. The building, designed by architectural firm Schwartz and Gross, was completed in 1910 but recently underwent a restoration, and now has a library, den, wet bar, central air conditioning and a modern sound system. Cindy Kurtin and Jessica Vertullo of Stribling & Associates have the listing. The cheapest Manhattan unit to come online this week is a one-bedroom, one-bathroom co-op at 516 East 78th Street on the Upper East Side. The $239,000 pre-war unit is being marketed by Doug Eichman of the Corcoran Group. Click here for more.
